1.Villa
bookings are valid after:-
a) The booking form has been completed, signed and
received by Florida Beat Villas.
b) The appropriate deposit has been paid
and
c) Florida Beat Villas have confirmed the booking in
writing to the lead client. |

2. The person
signing the booking form certifies that he/she is authorised
to agree the terms and conditions on behalf of all the
persons on the booking form, including those substituted
or added at a later date. The signatory must be a member
of the party occupying the property and must be 21 years
of age or over. Bookings cannot be accepted from parties
of young people less than 21 years of age.

3. Payment: A deposit
of 20% must be enclosed with the booking
form. If full payment is not received 10 weeks prior to
departure, the owners reserve the right to consider the
booking is cancelled. In the event of cancellation, charges
could be applied. Bookings made within 10 weeks of departure
require full payment to be returned with the booking form.

4. Cancellation.
In the event of cancellation, the client should contact
Florida Beat Villas immediately by telephone and a confirmatory
letter should follow this. The following cancellation
charges will apply:-

Cancellation charge:
Deposit fee.
50% of rental charge.
100% of rental charge. |
In the unlikely event that circumstances beyond Florida
Beat Villas control necessitate the cancellation of
the rental arrangement, the owners reserve the right
to cancel any bookings at any time and will only be
liable to refund monies already paid by the client.

5. Force
Majeure. The owners of the property or their
agents will not be liable for loss or delay occasioned
by any of the following:- Strikes, riots, political
unrest, hostilities, war or threat of war, terrorist
activity, industrial disputes, fire, flood, technical
or weather problems to transport, aircraft grounding,
closure of airports or ports, weather, or any other
event(s) beyond the owners control.

6. Security
deposit: A security deposit of £200.00
or $350.00 is due at the time of the final balance payment. This
will be refunded mid-month following the month of your return, once we have received a satisfactory report from our management company and all of the utility bills covering the period of your holiday.

7. The
guests agree to:
a. Take good care of the property and report any damage,
breakages or loss to the management company immediately.
b. To leave the property in a clean and tidy condition
at the end of the holiday.
c. To allow reasonable access to the home owner or their
agents in order to carry out necessary maintenance work.
d. Not to sublet or share the property except with persons
recorded on the booking form.
e. If any guests not included on the booking sheet, or more than 12 people are found to be staying at the villa, then the whole party may be required to leave the villa immediately with no refund due them.
f. No pets, animals or smoking is permitted in the property.

8. No liability is accepted by the
homeowners for loss of mains services or failure of
appliances, nor for the consequences of the actions
or omissions of persons who may control supply of mains
services, nor any actions taken in the vicinity of the
property by any authority over which there is no control
by the owners.

9. The property
is available after 5.00 pm on the day of arrival and
must be vacated by 10.00 am on the day of departure. Failure to leave the property promptly on your departure day will make you liable to any additional charges imposed by our management company.

10. Telephone:
The property is provided with a telephone, which allows incoming calls, plus free use for local, long distance and international calls.

11. Swimming
Pool: Guests may use the swimming pool at their
own risk; the owners and agents do not accept liability
for any injury. Please ensure that the safety rules
are observed. Children must be supervised at all times
whilst in the pool area. Guests must also exercise care
on all wet surfaces. Pool heating is included in the price of our villa. This will not guarantee a specific temperature, as many things, mainly the prevailing weather conditions, can affect this. A pool cover is available to keep the pool warm during the cooler months and our management company will place this out when they judge it will be of benefit. In order to gain maximum benefit from this, please keep the pool covered at all times when not in use. NB The cover is not designed for people to walk on and will not support you. Under no circumstances should anybody attempt to do this.

12. Appliances: Instruction
manuals are available in the property and it is the responsibility
of guests to ensure that they are familiar with how an
appliance works before using it. |
13. Documentation:
Insurance cover: Guests are required
to have appropriate holiday / travel insurance for the
period of the holiday. However, it is recommended that
suitable insurance cover be taken out at the time of making
the booking.
Passports / Visa's: Guests should ensure that they are in possession of the required passports and visa's in order to enter the USA. Any clients refused entry to the USA for not possessing the required documentation will be subject of our normal cancellation charges. |
14. Villa Security: The villa has had a security
alarm activated. It is a condition of booking that guests
activate the alarm whenever they leave the property. In addition, all guests will be expected to take reasonable steps in respect of villa security, including the locking of all doors and windows when not inside the property. |
15. Jurisdiction: Signature of the booking form
constitutes acceptance of a contract on these terms subject
to English Law and the exclusive jurisdiction of the English
Courts. |
16. Property management: Should you experience any problems whatsoever with the villa during your vacation, please contact our management company as soon as possible and they will endeavour to resolve the matter as quickly and practically as possible. We cannot resolve a problem without our management company or ourselves being told about it AT THE TIME. Please allow us the opportunity to rectify such matters. The villa is treated on a regular basis for pest and termite control and it is thoroughly cleaned after each visit. Keeping doors and windows shut should avoid any wildlife that happen to be in the neighbourhood from popping in to visit you. |
